Real estate analysis – relocation

The project team with the Material Resources Department (MRD) of the Centre de services scolaire de Montréal (CSSDM) has been developing a real estate analysis to submit a recommendation to the Ministère de l’Éducation (MEQ) about a relocation solution during the rehabilitation of FACE. An evaluation committee was created with a variety of professionals from the CSSDM and individuals appointed by the Face School Oversight Committee (FSOC). This evaluation committee helped identify the most viable options using the evaluation criteria developed by the architects that the committee also helped enhance.

For this analysis, 12 buildings were studied, including 4 buildings belonging to the CSSDM and 8 buildings from a list provided by the FSOC. Some of these buildings were ruled out, for example, because they are outdated or because they would not be available when needed. However, other buildings underwent further analysis.

Through this consultation process, the current buildings that, for the moment, best meet the evaluation criteria set were identified by the committee to accommodate the school’s primary and secondary students. Both sites are located in the Plateau-Mont-Royal borough:

FACE Elementary School: 4835 Christophe-Colomb

The CSSDM has secured the necessary funding to continue the major rehabilitation work on this building.

The Phase-I gutting and selective demolition work is complete. The Phase-II seismic retrofit and envelope repairs are still underway and should finish in spring 2022. The Phase-III interior and exterior renovations that were scheduled to begin in summer 2021 have been postponed until 2022.

The building should be ready for occupancy for the 2024-2025 school year.

FACE Secondary School: 4251 Saint-Urbain Street option

The CSSDM is still waiting for funding to carry out a major rehabilitation of this transitional school. Since this building is still the preferred option, the CSSDM is continuing to work with the Ministère de l’Éducation du Québec to get the necessary authorizations and funding to meet this need.

In the meantime, we are continuing with the design and development phase for the plans and specifications. An initial proposed development plan was created to ensure that the building is suitable for the secondary school’s education program.

The building should be ready for occupancy for the 2024-2025 school year, depending on whether the funding is secured.
